This shall serve as exclusive authorization for ChicagoBroker.com Inc.

and its agents (BROKER) to search out, identify and negotiate all relocation,

purchase and lease renewal alternatives for (CLIENT) within the Chicago

Metropolitan and suburban areas.

 

The BROKER shall be authorized to investigate and negotiate all lease and

purchase alternatives on behalf of CLIENT, but CLIENT reserves the right to

accept or reject any proposals or offers and all final commitments will be

subject to CLIENT's approval.  It is also understood that BROKER will receive

its compensation from the ownership of any building in which CLIENT elects to

become a tenant or buyer. Provided that CLIENT has not violated the terms of

this agreement, CLIENT will have no responsibility regarding the payment of

commission or fees to BROKER. CLIENT agrees to fully cooperate with BROKER in

securing such commission from the landlord or seller of any and all properties

presented to CLIENT by BROKER during the term of this authorization, including

the possibility of lease renewal. For a period of six months (6) following the

expiration or cancellation of this authorization, BROKER shall be entitled to

receive fair market compensation from the landlord or seller in the event that

CLIENT leases space, renews its lease or purchases property that was presented

to CLIENT by the BROKER during the term of this authorization.

 

Non-Discrimination:  It is illegal for either the Owner or Broker to refuse to

display, lease or sell to any person because of their race, color, religion,

national origin, sex, ancestry, age, marital status, physical or mental

handicap, familial status or any other class protected by Article 3 of the

Illinois Human Rights Act, military discharge, parental status, sexual

orientation, lawful source of income or housing status.

 

This authorization shall become effective as of acceptance of the terms of
this authorization by Broker and shall remain in effect for twelve (12)  months
from the date of this authorization shown below. This authorization may be
terminated by either party with seven (7) days written notice.

 

CLIENT acknowledges that a faxed copy of this document, bearing a faxed
signature shall have the same effect as an original signed authorization letter. 
CLIENT also represents that the person signing this authorization or submitting
the authorization electronically is duly authorized to enter into this agreement. 
Submission of the authorization to Broker by Client electronically shall have the
same effect as signature and delivery by Client.

 

Submission of this authorization by Broker for Client’s review shall not constitute
an offer or a contract.  Submission of this authorization by Client to Broker
electronically, by fax, mail or personal delivery, shall constitute an offer. 
The offer shall constitute a legally binding contract between Client and Broker
only upon Broker’s acceptance of Client’s offer.
