Define basic space requirements:

Size and layout , expansion and option space, price and term, image and quality, geographical area, discuss lease securitization issues.

Selection / interview with support team:
Interview and select space planner, architect, & attorney.
1 to 7 days


Determine alternatives available:
Search market database, verify of terms and conditions, review list with client
7 to 14 days


Narrow down alternatives:
Inspection tours with client of likely alternatives, space planning of best alternatives, selection of top alternatives, request for proposals on top alternatives
7 to 14 days


Analysis of proposals and alternatives:
Financial analysis, layout efficiencies, intangibles and goal analysis
1 to 7 days


Final selection:
Choose top alternative with client, establish terms required, prepare and present counter-offers, approve, re-negotiate, or select other alternatives, review lease for business points and legal points, review Work letter, re-negotiate lease terms if necessary. Sign lease
7 to 30 days


Tenant improvements: 30 to 120 days
